Housing Lottery
The Town of Vail currently has over 1,000 deed-restricted rental and for-sale employee housing units. In 2022, the Town of Vail made revisions to its resale housing lottery process. This process comes into play when any of the existing town-facilitated housing units, such as Vail Commons, Chamonix Vail, Red Sandstone Creek, North Trail Townhomes, and Arosa Drive Duplex, become available for resale. These revisions aim to facilitate a fair and transparent process for interested buyers.

Basic Eligibility Requirements

  • Applicants must currently own no other residential real estate in Eagle County, or it must be a price-appreciation-capped employee housing unit; 

  • The residence must be used as an owner-occupied primary home; 

  • Applicants must be employed at an Eagle County business and must work a minimum of 30 hours each week over the course of a year and continue working that same amount until the sale of the property or retirement; 

  • 75 percent of the applicant’s total income must be earned by working at an Eagle County business; and 

  • Applicants must agree to a maximum resale cap of 1.5% to 3% annual appreciation

Vail InDeed
The Town's newest deed restriction purchase program with a goal of acquiring 1,000 deed-restricted units by 2027. This program offers an incentive to homeowners and purchasers in exchange for adding a deed restriction to their property. Learn more.

Town of Vail Housing Team
Vail’s housing team was formed in 1996 with a set of important responsibilities. These include providing policy direction, defining the scope and objectives of housing projects, selecting developers and consultants for housing initiatives, managing housing assets, and acting as a liaison between staff and the local housing authority. Since its inception, the housing team has played a crucial role in shaping and managing housing policies and projects in the community.
